BOOKING Terms & Conditions


The terms and conditions, as may be amended from time to time, apply to all bookings whether directly or indirectly made available online, through any mobile device, by email or by telephone. By accessing, browsing and using our website or through whatever platform and/or by completing a reservation, you acknowledge and agree to have read, understood and agreed to the terms and conditions attached.




A booking is only confirmed once we have received a deposit. The deposit required is £1000 for each week a guests wishes to book  the farmhouse please. The deposit  needs to be paid within two days of  a booking request being made.  On receipt of your deposit a paperless booking confirmation in email form is sent to guests (we are not responsible if for any reason you do not receive the confirmation email).  There is an additional cautionary  deposit of £250 which is required and will be added to the balance of payment which is payable eight weeks prior to the start date of a booking. After the Housekeeper's check the cautionary deposit will be returned providing that there is no evidence of any  damage, soiling and or breakages, or re painting required  to any item inside and outside the property.  We kindly ask our guests to leave the property in a clean and tidy state . If the property requires additional cleaning or a deep clean a  charge will be applied and deducted from the cautionary deposit. Guests who wish to bring their dog/s with them may do so at no extra cost  on condition that their pet/s remains in the kitchen and breakfast room only during their stay. In the hopefully unlikely event of finding evidence dog hairs in restricted areas of the property a deep clean will automatically be carried out by us and deducted from the cautionary deposit.  We expect  guests to 'pick up' after their dogs have deposited in the garden please and have a dog litter bin in the car park.


It has been necessary to apply a 'late departure ' fee of £50 if the house is not fully vacated by our departure time of  10 am. Should this be applicable the fee will automatically be deducted from the cautionary deposit.

A deposit/ payment can be paid by BACS transfer. 

 If the balance of payment for a holiday booking  is not received by the due date, as set out in the booking confirmation email, guests will lose their booking and the deposit will be forfeit.



In the event of cancellation less than 8 weeks before a holiday begins the total rental is payable unless we succeed in re- letting which cannot be guaranteed.With more than 8 weeks notice only the deposit will be forfeit.

Cancellation Insurance – traditionally people have not taken out insurance in the UK but it is strongly recommended that you do.



We regret that we cannot be responsible for returning personal belongings left behind by guests unless it's an item of high value such as jewelery.



Strictly no smoking in the property



Every garden attracts snails . As dog owners ourselves we therefore ask guests who are bringing their pet dogs with them to be aware that there may be snails present in the garden despite our best efforts to remove them.
